Today marks the beginning of a major shift for the private rented sector in England, as the first phase of the Renters’ Rights Act comes into force. This landmark legislation introduces significant changes that will reshape how estate agents, landlords and tenants operate.

At Dezrez, we’ve been working behind the scenes to ensure our software evolves in step with these new requirements. In this post, we’ll walk you through the updates we’ve made to help you stay compliant, adapt with confidence, and continue delivering a seamless experience for your clients.

Rent review tab introduced

A new Rent Reviews tab has been added to the tenancy, giving you a clear view of all rent review appointments linked to a tenancy.

This makes it easier to track upcoming and past rent reviews in one place, without needing to search the diary, helping reduce missed reviews and improving overall visibility.

 

Default tenancy term updated to periodic

Tenancies now default to a periodic term of 2 months during setup when the feature is enabled. This reflects the move away from fixed-term tenancies, while still allowing you to override if needed (e.g. in countries where this isn't enforced).

Ways to view this in Dezrez CRM:

  • Property → Record valuation → Lettings → Preferred term
  • Instruct to Let → Preferred term
  • Property → To let tab
  • Record an offer→ Preferred term
  • Agreement → Term type / Term / End date

Tenancy agreement→ Current agreement

 

Ability to reopen ended tenancies

You can now reopen a tenancy that has been marked as ended. When reopened, the tenancy moves back to a periodic status, with a required reason logged for audit purposes.

 

Notice period defaulting to 2 months

Notice periods now default to 2 months during tenancy setup, aligning with the legal minimum, while still allowing flexibility where needed.

 

Marketing restrictions updated

Certain restriction fields have been removed from Dezrez CRM, including housing benefit status, to ensure you are not applying restrictions that may conflict with the new legislation.

Tenancy creation / agreement setup → Notice period

 

Pet request workflow

We’ve introduced a structured workflow for managing tenant pet requests, including:

  • Pending / Accepted / Rejected statuses
  • Mandatory reason for rejection
  • Activity log for audit purposes

This gives you a clear and trackable way to manage requests in line with the legislation.

 

Reduced marketing restrictions

Certain restriction fields have been removed from Dezrez CRM, including pets allowed and housing benefit status.

These options previously allowed you to apply restrictions when marketing a property that may conflict with the upcoming legislation. Removing them helps ensure properties are marketed in line with the changes.

We’ve also added a new compliance setting within Settings & Preferences. This allows you to control how these behaviours are applied going forward.
